Roof Repair in Burlington, ON: Shingles, Flashing and More

Roof repair in Burlington is the work that keeps a sound roof going between replacements, and Fixall Roofing is the local roofing contractor homeowners bring in when one part of it gives out. That part might be a torn shingle, a split vent boot, a loose run of flashing or a soft patch of deck.

Most calls start with shingles on the lawn, a stain on a bedroom ceiling, or an ageing roof that is starting to show it. Buyers and sellers also bring us home inspection reports with roof items that need to be dealt with properly before closing.

The visible damage is rarely the whole story, so we confirm what failed and why before quoting a fix. That habit is what separates a repair that lasts from one that has to be redone next spring.

Roof Repair for Burlington Homes: What We Fix

A repair targets one failed component or one damaged area while leaving the sound parts of the roof alone. Typical jobs run from a few hours to a full day and cover shingles, flashing, vents, pipe boots, ridge caps and small sections of decking.

Fixing a damaged roof is the right call when the shingles around the problem still lie flat, hold their granules and have years of life left. If water is already reaching the inside of the house, our roof leak repair service starts by tracing the entry point, which is often well uphill of the stain.

When one windstorm has torn shingles off several slopes at once, the work usually becomes an insurance matter. Our storm damage repair service includes the dated documentation an adjuster expects.

Common Roof Problems We Repair

These five problems make up most of the Burlington roof repair work we see. Each one has a recognizable sign and a fix that lasts when it is done in the right order.

Missing and Wind-Lifted Shingles

Gusts off Lake Ontario get under shingle edges and break the factory sealant strip, especially along rakes and ridges. You may see a shingle on the lawn, a dark rectangle of exposed underlayment, or tabs that flutter in wind.

Lifted shingles that are still flat and uncracked are re-sealed with manufacturer-approved asphalt cement. Creased or torn ones are slid out, replaced with a matching shingle, and nailed under the course above.

Cracked Pipe Boots and Vent Seals

The rubber collar around plumbing stacks hardens in UV light and splits after years of freeze-thaw. On roofs 10 to 15 years old, a cracked boot is one of the most common leak sources, usually showing as a ring-shaped stain near a bathroom.

We replace the whole boot and tuck its upper flange under the shingles above. A bead of caulk over a cracked collar is a stopgap we will not sell as a repair.

Failed Valley and Step Flashing

Where a roof meets a wall, a dormer or another slope, water depends on flashing to get past the joint. Rusted step flashing, face-nailed valley metal and missing kick-out flashing cause stains on walls and ceilings below.

We lift the shingles, replace the metal piece by piece, and re-lay the shingles in the correct sequence. More involved chimney and wall work is covered on our flashing repair page.

Nail Pops and Exposed Fasteners

Seasonal swelling and shrinking of the deck slowly pushes nails up until they lift or puncture the shingle above. Each popped nail is a small hole that lets water track along the shank into the deck.

We pull or drive each popped nail, set a new fastener beside it in solid wood, seal the old hole and replace any shingle the nail head has broken through.

Soft Spots and Damaged Decking

A spongy feel underfoot or a visible dip between rafters usually means a slow leak has rotted the sheathing. It often sits below an old vent, a skylight or a valley that leaked for years before anyone noticed.

We cut out the rotted sheathing back to the centre of the rafters, install new plywood, check the rafters for rot, and re-shingle the patch. Widespread rot across a slope is a sign the deck needs full replacement instead.

Diagnosing the Problem Before We Fix It

A repair aimed at the wrong spot costs you twice. Our diagnosis follows the same order on every roof, so nothing gets assumed.

You receive photos of the problem before we touch it and photos of the completed repair. That record helps with resale, insurance and any future warranty question.

  • Attic first: we check the underside of the deck for stains, wet insulation, rusty nails and daylight.
  • On the roof: we inspect shingles, flashing, vents and boots around the problem area and across the rest of the slope.
  • Photos: each defect is photographed close up and in context so you can see where it is.
  • Written repair report: what failed, why it failed, what we recommend, and the price before any work starts.

Repair or Replace? How We Advise You

Most roofs we look at can be repaired, and we would rather tell you that than sell a roof you do not need yet. These are the criteria we weigh before recommending either path.

FactorRepair usually makes senseReplacement usually makes sense
Roof age (asphalt)Under about 15 yearsOver about 20 years

If your roof sits in the middle of this table, our repair or replace guide walks through the trade-offs in more detail, including how many years a repair realistically buys.

Roof Repair Costs in Burlington

Roof repair cost depends far more on access and what is found under the shingles than on the size of the visible problem. As a general estimate for the Burlington and Hamilton area, most residential repairs fall into three rough bands.

  • Minor repairs: resealing or replacing a handful of shingles, or one pipe boot, usually fall in roughly the $300 to $700 range.
  • Moderate repairs: reflashing a wall or valley section, or replacing several dozen shingles, commonly run roughly $700 to $2,000.
  • Major repairs: deck replacement under a section of roof, chimney reflashing with new counter flashing, or a full slope, often run roughly $2,000 to $5,000 or more.

Steep pitches that need roof jacks and staging, two-storey heights, rotted sheathing under the problem area and hard-to-match shingles all move the price up. You get a written price after the on-site diagnosis, before any work is scheduled.

Matching Shingles on an Older Roof

Manufacturers retire colours and whole shingle lines every few years, and even an identical product will look darker than shingles that have weathered for a decade. A perfect match on an older roof is rare, and any contractor who promises one has not looked closely.

There is also a size problem many roofers overlook. Older imperial shingles were made for a 5 inch exposure, while most current architectural shingles are metric with an exposure of about 5 5/8 inches, so mixing them without adjustment throws the courses out of line.

We bring sample boards to compare in daylight and, where possible, borrow shingles from a hidden spot such as the back of a dormer to use on the visible front slope. If a patch will still show, we tell you before the work and photograph the result so there are no surprises.

Roof Repair FAQs

How much does roof repair cost in Burlington?

As a general estimate, small repairs in the Burlington area start at roughly $300, moderate flashing or shingle work commonly runs $700 to $2,000, and major deck or chimney repairs can exceed $2,000. The cost section above explains what moves a job between those bands, and your price is confirmed in writing after an on-site look.

Can you repair just one section of my roof?

Yes, as long as the rest of the roof is sound and has reasonable life left. If the surrounding shingles are brittle or curling, a patch can crack the neighbouring shingles during installation, and we will explain that risk before quoting.

Will a repair affect my shingle warranty?

It depends on the manufacturer's terms, but a repair done with compatible materials and the correct installation method generally does not void a material warranty. We photograph and document every repair so you have a record if a warranty claim ever comes up.

How soon can you come out for a repair?

Non-urgent repairs are booked around weather and our current schedule, and we give you a firm date when you call. Wait times are longest in the fall and after major windstorms, and anything actively leaking goes to our 24/7 line instead of the regular queue.
