Asphalt Shingle Roofing in Burlington, ON

Asphalt shingle roofing covers more Burlington houses than any other material, and Fixall Roofing installs, replaces and repairs it on homes across the city. The work ranges from one wind-stripped slope to a full tear-off on a two-storey home.

The name printed on the bundle matters less than most homeowners expect. A mid-range architectural shingle laid over a well-built underlayment, flashing and ventilation system will outlast a premium shingle nailed over shortcuts.

Homeowners, landlords and small property owners from Aldershot to Alton Village call us when shingles start curling, blowing off or simply reach their age. The right answer might be a repair, one new slope or a whole new roof, and this page helps you tell which.

Asphalt Shingle Installation and Replacement in Burlington

Most of our shingle work falls into four jobs: new roofs on additions and custom builds, full tear-off replacements, partial replacements of one or two slopes, and repairs. Each one starts with a look at the attic from inside, because stains on the sheathing and frost on nail tips tell us more than the shingles do.

On a full roof replacement we strip to the wood, replace soft or delaminated deck boards, and rebuild every layer of the system. Nothing old is left under the new shingles except the sound sheathing.

  • Tear-off, disposal bin and magnetic nail sweep of the yard and driveway
  • Deck inspection with soft boards replaced and noted on your invoice
  • Ice and water membrane, synthetic underlayment and metal drip edge
  • Factory starter strip, architectural shingles and matching hip and ridge cap
  • New step, apron and valley flashing where the old metal is rusted or undersized
  • Ventilation check at soffits and ridge, with a written note on anything that needs correcting

Architectural vs 3-Tab Shingles

Architectural shingles, also called laminated or dimensional shingles, bond two or more layers of asphalt mat together. A 3-tab shingle is a single flat layer with two cutouts that make it look like three separate pieces.

FeatureArchitectural (laminated)3-Tab
ThicknessTwo or more bonded layers, noticeably heavierOne thin layer
Standard wind ratingAbout 110 to 130 mph (177 to 210 km/h)About 60 to 70 mph (97 to 113 km/h)
Realistic life in OntarioAbout 20 to 30 yearsAbout 15 to 20 years
LookDimensional, with shadow linesFlat and uniform
Cost tierMid range, the market standardLowest, with few lines still stocked

Almost every new install we quote is architectural because the price gap has shrunk to a small share of the total job. The extra thickness buys a higher wind rating and a longer working life for very little added cost.

You still see 3-tab on many builder-grade roofs from the 1980s and 1990s across Burlington's suburbs. When one slope of such a roof needs work, we either source a close 3-tab match or recommend moving the whole roof to architectural at the next replacement.

Shingle Brands and Lines We Install

We install the major architectural lines carried by Ontario roofing suppliers. Each has a different strength, so we match the line to the house, the exposure and the budget rather than pushing one brand.

Every maker also sells enhanced system warranties with their own conditions, such as using the same brand of starter, ridge cap and underlayment. Your written quote states exactly which manufacturer warranty applies to the materials listed.

  • IKO Cambridge: a dependable, widely stocked laminated shingle with a large colour range, which makes later repairs easier to match.
  • IKO Dynasty: adds a reinforced nailing band IKO calls ArmourZone and a higher wind rating than Cambridge, a sensible step up on exposed lots.
  • GAF Timberline HDZ: a very wide StrikeZone nailing area that helps crews hit the correct spot, plus a wind warranty that depends on installing qualifying GAF accessories.
  • CertainTeed Landmark: a heavy two-layer shingle with a classic look and consistent colour blends.
  • BP Mystique: made in Canada by BP and popular for its traditional, slightly rugged profile.
  • Owens Corning Duration: uses SureNail, a woven fabric strip in the nailing zone that grips fasteners and resists blow-off.

Owners who like a natural wood texture often compare premium shake-look shingles with genuine cedar shake roofing. The shingle version costs less and needs no treatment, while real cedar offers a look asphalt cannot fully copy.

The System Under the Shingles

Shingles shed water, but the layers beneath them are what stop it when snow, ice or wind-driven rain gets past the surface. These are the details we never trim to win a price.

Ice and Water Shield at Eaves, Valleys and Penetrations

The Ontario Building Code, Ontario Regulation 332/12, requires eave protection on most shingle roofs over heated space. It must run from the roof edge at least 900 mm up the slope and reach at least 300 mm past the inside face of the exterior wall.

We go beyond that minimum with self-adhered membranes such as Grace Ice & Water Shield, IKO StormShield or GAF WeatherWatch. Valleys carry concentrated runoff, and the sides of chimneys, skylights and walls are where ice dams push water sideways, so those areas get the same membrane.

Synthetic Underlayment

Synthetic underlayment is a woven polypropylene sheet that replaced the old asphalt-saturated felt. Felt tears under foot, wrinkles when it gets wet and can show through new shingles as ridges.

Synthetics such as IKO Stormtite, GAF Deck-Armor and CertainTeed RoofRunner resist tearing, lie flat, and give crews a textured surface that is safer to walk on a steep pitch. They also stay sound if a summer storm interrupts the job overnight.

Starter Strips, Drip Edge and Ridge Caps

Wind uplift starts at the eaves and rakes, where gusts get under the first course. A factory starter strip places a sealant line right at the edge, while a cut-down shingle often leaves that line too high to hold.

Metal drip edge sends water into the eavestrough and keeps it off the fascia. At the top, we use the maker's hip and ridge cap shingles because cut 3-tab pieces crack when they are bent over a ridge in cold weather.

Nailing Pattern for Lakeshore Wind

Homes near the lake and on open ground north of the QEW take strong gusts, so we follow each manufacturer's high-wind pattern, usually six nails per shingle instead of four. Every nail must land inside the marked nailing zone and pass through both laminated layers.

Nails set too high miss the lower layer, and overdriven nails cut through the mat, which weakens the hold. Shingle makers tie wind coverage to correct fastening, so a roof nailed carelessly can lose its wind warranty even though it looks fine from the street.

Choosing a Shingle Colour

Dark shingles run hotter on summer afternoons, which matters most when the attic lacks balanced ventilation between soffit intake and ridge exhaust. Over a well-vented attic, colour has a modest effect on comfort and is mostly a design choice.

Shaded lots under mature trees, common in older parts of Burlington such as Roseland and Tyandaga, grow black algae streaks fastest. On those roofs we steer owners toward a colour that carries algae-resistant granules.

Look at full-size samples against your brick, stone and siding in daylight, not on a screen. Homes inside the Burlington Avenue and Ontario Street Heritage Conservation District, which took effect in 2026, may need City heritage approval for roofing changes, so we confirm that before materials are ordered.

Repairs and Partial Shingle Replacement

A partial replacement makes sense when the damage is limited to one slope and the rest of the roof still has years left. Typical cases are a storm-damaged rear slope, a section around a leaking chimney, or a valley that was badly built.

Matching is the hard part, because manufacturers retire colours and even the same colour shifts between production runs. We check for leftover bundles in the garage or attic, bring physical samples to the roof, and suggest replacing a full slope so any colour difference ends at a ridge or hip.

If your roof is past 18 to 20 years, patching one slope rarely pays off. In that case we will say so and price both options in writing.

Asphalt Shingle Roof Cost in Burlington

Across the Burlington, Hamilton and Halton market, most architectural shingle replacements fall in roughly the $450 to $750 per square range, where a square is 100 square feet of roof. For a typical detached home of 20 to 30 squares, that puts the shingle roof cost in roughly the $9,000 to $20,000 range.

Where a job lands depends on these factors, and a written quote follows an on-site assessment of your roof and attic.

  • Number of old layers to remove and how much deck needs replacing
  • Pitch, storey height and how easily a bin can reach the house
  • Chimneys, skylights, dormers, valleys and wall flashings
  • The shingle line chosen and any upgraded underlayment
  • Ventilation corrections at soffits and ridge

Asphalt shingles cost far less up front than steel, while metal can outlast two shingle roofs. Our metal vs shingles comparison runs that lifetime math for a typical Burlington house.

Asphalt Shingle FAQs

How long do asphalt shingles last in Ontario?

Most architectural shingles here last about 20 to 30 years, even when the wrapper says limited lifetime. Freeze-thaw cycles, sun on south and west slopes and attic heat shorten that, while good ventilation and clean eavestroughs extend it. Older 3-tab roofs usually give 15 to 20 years.

Which shingles should I avoid?

On lakeside or open lots, avoid 3-tab and any shingle with a standard wind rating under about 110 mph (177 km/h). Be wary of bargain or discontinued lines that local suppliers no longer stock, since repairs become hard to match. A warranty that depends on accessories your roofer is not installing is another red flag.

Are algae-resistant shingles worth it?

Yes on shaded, north-facing or tree-covered slopes, where black streaks from Gloeocapsa magma algae show up first. Algae-resistant shingles blend copper-coated granules into the surface, and rain slowly releases copper that keeps the algae from taking hold. Many lines now include it as standard, so confirm that the exact colour on your quote has it.
