Roof Repair
Roof repair in Mississauga's lakeside neighbourhoods usually means wind-lifted shingles, flashing leaks at chimneys and skylights, and damage from falling limbs. We trace the leak from inside before deciding on the fix.

Fixall Roofing is a Burlington roofing contractor that provides roofing in Mississauga for the western, lakeside part of the city: Clarkson, Lorne Park, Port Credit, Sheridan and Erin Mills, plus the Southdown employment area. We do not claim to cover all of Mississauga, and we say so plainly further down this page.
Clarkson is about 20 to 25 minutes from Burlington via the QEW outside rush hour, which makes the south-west corner of the city a practical extension of our Oakville work. Homeowners there bring us leak repairs on mid-century homes, replacements on 1970s to 1990s subdivisions and work on heritage properties near the lake.
Light commercial owners round out the work, mostly flat and low-slope roofs on plazas along Lakeshore Road West and smaller industrial buildings in Southdown.
Our west Mississauga work covers residential and light commercial roofs. The mix of work follows the housing: older, larger homes near the lake and newer subdivisions further north.

Full tear-offs with new underlayment, Ontario Building Code eave protection, balanced ventilation and new flashing. We quote the deck allowance in writing so there are no surprises.
Modified bitumen, EPDM and TPO on additions, garages, plazas and small industrial buildings in Clarkson and Southdown.
We answer calls 24/7 and tarp active leaks first, then plan the permanent repair once the weather clears.
Lorne Park and the streets around Clarkson Village on Lakeshore Road West are known for deep lots and a dense canopy of mature oak, maple and pine, with Rattray Marsh along the lakeshore between them. Many homes date from the 1950s to the 1970s, and a growing number are large custom rebuilds.
Big trees bring roof problems that newer subdivisions do not have. Needles and leaves clog valleys and eavestroughs, moss settles on shaded north slopes, and heavy limbs can puncture decking during a summer storm or an ice storm.
Mid-century ranch and split-level homes add their own issues: low pitches that hold water, original plank or early plywood decking, and wide overhangs with little attic ventilation. On a replacement we add intake vents, extend membrane over low-slope sections and replace any soft decking before shingling.
On the custom rebuilds, the challenge is complexity rather than age. Multiple hips, valleys and large skylights need the same careful flashing work we do on estate homes across Halton.

Port Credit grew up at the mouth of the Credit River, and its south side still has small frame and brick houses on narrow lots close to Lake Ontario. Open water to the south and east means stronger wind and more freeze-thaw on exposed roofs than you find a few kilometres inland.
The Old Port Credit Village Heritage Conservation District was designated in 2004 under Part V of the Ontario Heritage Act. Its boundaries are Lakeshore Road West to the north, the lake to the south, Mississauga Road South to the west and the Credit River to the east, though owners should confirm with the City whether a specific address is included.
The district plan identifies gable roofs as a defining feature of the village. Under the City's rules, re-roofing in the same material does not need heritage approval, but changing the roofing material does, so a switch from asphalt to metal or cedar needs a permit before work starts.
Erin Mills and Sheridan were built largely between the 1970s and 1990s as planned subdivisions of detached homes, semis and townhouses. Most are now on their second roof, and the earliest streets are coming up on their third.
Second-generation roofs from the 1990s and 2000s often went on over the first layer to save money. When we strip one of these, we remove every layer down to the deck, which lets us find and replace delaminated plywood instead of nailing new shingles into a weak surface.
A roof replacement on a typical Erin Mills two-storey takes 1 to 2 days, weather permitting. For townhouse blocks, the condominium corporation usually controls the roof, so we coordinate with the board and quote the whole block or a phased schedule.
Mississauga, part of Peel Region, issues its own building permits through the City's Building Division. The City lists re-shingling a roof as work that does not need a building permit.
A permit is required for roof extensions or alterations that raise the height or change the slope, for skylights and for solar panels. We confirm the requirement for your scope and help you through the application where one applies.
Heritage is a separate track. Mississauga has three Heritage Conservation Districts, Meadowvale Village, Old Port Credit Village and Streetsville, and designated properties in or outside them need City approval for a change of roofing material, while a listed but non-designated property does not need approval for alterations.
The Southdown Employment Area, south of Clarkson GO Station and west of Southdown Road, is one of the city's longest-standing industrial districts, with heavy and light industry employing roughly 6,300 people. Its buildings range from large plants to small multi-unit industrial condos and older single-storey warehouses.
Our commercial roofing service is best suited to the smaller end of that range, along with the retail plazas on Lakeshore Road West and Winston Churchill Boulevard. Typical calls involve ponding water, open seams, failed flashing at rooftop units and blistered built-up roofs that are past patching.
For flat roof repair, we core-cut the existing assembly to see how many layers and how much wet insulation lie underneath. That tells us whether a targeted repair, a coating over a sound membrane or a full TPO or modified bitumen replacement is the honest recommendation.

Mississauga is a large city, and we would rather be honest about our reach than accept work we cannot service well. Our regular coverage takes in neighbourhoods west of the Credit River and south of Highway 403, plus Port Credit on both banks of the river mouth.
Areas further north and east, such as Meadowvale, Streetsville, the City Centre, Cooksville and Malton, are beyond a reliable 30-minute drive from Burlington in normal traffic. If you live there, we will tell you so and suggest you look for a roofer based closer to home, because emergency response time matters on a roof.
If you are near the city's western boundary, you may also be close to our Halton service areas, including Milton and Oakville, which we reach quickly.
Mississauga is a newer part of our service area, and we will not invent case studies to fill this space. Here are the types of west Mississauga work we are set up for.
Low-pitch Lorne Park and Clarkson homes that need ventilation upgrades and decking repairs along with new shingles.
Puncture and impact repairs after limbs fall on roofs under the mature canopy near the lake.
Multi-layer tear-offs on Erin Mills and Sheridan homes, down to the deck.
Seam, drain and flashing repairs on low-slope plaza and industrial roofs in Southdown.
Every review on our profile was written by a real customer, and we are building our Mississauga history one job at a time. To read every review, search Fixall Roofing on Google Maps, open our Business Profile and search the reviews for Mississauga, Clarkson or Port Credit.
Mississauga has well-established roofers with hundreds of reviews each. If you compare us with them, ask every contractor for the same things: proof of insurance and WSIB, the warranty in writing and a quote that itemises decking and flashing.
We regularly serve Clarkson, Lorne Park, Port Credit, Sheridan, Erin Mills south of Highway 403 and the Southdown Employment Area. Neighbourhoods further north and east, such as Meadowvale, Streetsville, the City Centre and Malton, are outside our regular radius.
Yes. Re-roofing in the same material generally does not need heritage approval in the Old Port Credit Village district, but changing the material does, so we confirm the property's status with the City before quoting. We also take care to keep gable profiles, trim and flashing details in keeping with the house.
From our shop at 700 Ross Street in Burlington, Clarkson is about 20 to 25 minutes via the QEW and Lorne Park about 25 minutes, outside rush hour. During peak QEW traffic, allow 35 to 45 minutes.
Start by sharing your street and what is going wrong, and we will confirm straight away whether you are inside our coverage. If you are, we inspect the roof, document it with photos and send a written quote.
For commercial properties, include the building type and roof system if you know it, so we arrive with the right equipment for a core sample.
